Lend to a project
You lend capital to a specific Lumique or New Century Property project — typically a refurbishment, HMO conversion, or block reposition in Worksop and the Midlands. Your loan is secured by a legal charge against the property. You receive a fixed return over a fixed term. We do the work. You receive the interest.
This is the lowest-friction route for investors who want exposure to UK property without the operational lift. You see the project before you fund it. You can visit the building. You meet the team.

Joint venture partnership
For investors who want a deeper stake. You join us as an equity partner in a Special Purpose Vehicle — a company set up specifically to acquire, refurbish, and operate or exit a particular property. You and Lumique share in the upside. Profit splits are agreed at the start, project by project.
JV partnerships suit sophisticated investors who can hold a position for 18 months to five years, accept the risk profile that comes with equity, and want to be involved in the strategy. Typical structures are 50/50 profit splits, sometimes with a preferred return on capital for the investor. We have a JV case study on request — a recent HMO conversion in Worksop that returned 32% on cost over 22 months.

Already own a property?
If you already own a property in Worksop or Sherwood Country — your own former home, a buy-to-let, a holiday let — we'll lease it from you on a long-term company let, typically three to five years. We pay you a fixed monthly rent regardless of how the property performs. No voids. No tenant disputes. No middle-of-the-night phone calls about boilers.
We take the building on as if it were ours. We invest in the setup. We operate it as a premium short-let. We take the operational risk, and we keep the upside we generate over our cost base.
Why this beats a letting service: with a managed let, you still carry the void risk and the tenant risk. With guaranteed rent, we carry both. Your income is fixed; your obligations are clear in the lease; your weekends are your own.

Have a SSAS pension?
If you own a UK limited company and have a SSAS pension with £100,000 or more, the same projects can sometimes be acquired through your pension scheme — held by the trustees, generating rent into the pension. This is regulated work and we handle it via New Century Property Group, alongside your accountant or IFA.
